Is an Airbnb Cheaper Than a Hotel? How to Compare the Full Price

Whether an Airbnb costs less than a hotel comes down to three numbers: how many nights you stay, how many people sleep there, and which fees each side adds. Settle the Airbnb vs hotel question in that order, then add the costs that never show on either booking screen.

The Studies

Two published comparisons are easy to find. Both are dated. Upgraded Points pulled prices for the 100 largest U.S. cities in May 2024. Airbnb entire places averaged about $156 a night and hotels about $208, and the Airbnb came out cheaper in 71 of the 100 cities. The two sides were measured differently. The hotel figure was one room for two adults on an off-peak summer night, while the Airbnb figure had no date range set. The page does not say whether fees or taxes are included.

NerdWallet’s analysis is older. In June 2022 it looked at 1,000 U.S. Airbnb reservations for entire places and found a median nightly price of $314 for a one-night stay and $213 for a seven-night stay, 32% lower per night. That study came before Airbnb started showing total prices in search, in April 2025, and before most hosts moved to the fee structure where guests pay no separate service fee. Read its figures as the shape of the answer, then price your own dates.

Length of Stay

On a short stay, the cleaning fee is the charge to watch. Airbnb’s help center describes it as a flat fee per booking, charged by some hosts. NerdWallet’s 2022 median was $75. On a one-night stay, all $75 lands on that one night.

There is one exception to check. Airbnb lets a host set a lower short-stay cleaning fee for bookings of one or two nights, and the fee that applies is set at booking from your stay length. Enter your real dates, then open the price breakdown to see which one you got. The guide to the Airbnb cleaning fee covers what it pays for and when it comes back.

Longer stays tilt the other way. A host can set a weekly discount for 7 or more nights and a monthly discount for 28 or more, and Airbnb shows discounts of 10% or more in search results. On some stays of 28 nights or longer, Airbnb adds its own monthly stay discount and pays for it itself.

Here is the arithmetic with invented round numbers, before taxes. A hotel room is $160 a night plus a $25 daily resort fee, so $185 a night. An Airbnb is $150 a night plus a $90 cleaning fee.

  • Two nights: the hotel totals $370 and the Airbnb totals $390.
  • Three nights: the hotel totals $555 and the Airbnb totals $540.
  • Five nights: the hotel totals $925 and the Airbnb totals $840.

You can find the turning point without the table. Divide the cleaning fee by the nightly difference. Here that is $90 divided by $35, or about 2.6 nights. Stay longer than that and the Airbnb wins. Stay shorter and the hotel does. Do the same division on the two places you are choosing between.

Airbnb vs Hotel by Group Size

The second number is how many people need a bed. A group that would fill several hotel rooms can often take one house with one cleaning fee.

NerdWallet’s 2022 study priced this per person, assuming two adults per hotel room. The median was $125 per person per night for a small Airbnb sleeping two, $89 for a hotel room for two, and $60 for a large Airbnb sleeping six. By its count, the average six-person Airbnb was 33% cheaper than three hotel rooms. The average hotel room was 29% cheaper than a small Airbnb for two.

Those figures are four years old, so use them for the order of work only. For two people, start with the hotel. For six, start with the house. For four, price both, because two hotel rooms against one small house can go either way. If your group is large, the guide to booking a large group stay covers guest limits, extra guest fees, and bed counts.

The Total Price

Since 2025, both sides have had to show a fuller price. The FTC’s Rule on Unfair or Deceptive Fees took effect on May 12, 2025. It covers short-term lodging, defined to include hotels, motels, inns, short-term rentals, and vacation rentals. Any price shown has to come with the total price, displayed more prominently than any other pricing information. The total has to include every mandatory fee. Government charges such as taxes can be left out of that upfront figure, but the business has to show the final amount before you agree to pay.

The FTC’s staff guidance gives two examples that fit this comparison. A resort that charges $199 a night plus a mandatory $39 daily resort fee has to include the resort fee in the total. A vacation rental that charges a cleaning fee on top of the nightly rate has to include the cleaning fee too. The FTC notes that this guidance is its staff’s view and does not bind the Commission.

On Airbnb, the price in search already includes fees. Airbnb has shown that total to all guests since April 21, 2025. Depending on where you are, taxes may not appear until checkout, where Airbnb always shows the full total with fees and taxes. Click Price breakdown there to see each line. Airbnb says its single fee structure, under which guests pay no separate service fee, is mandatory for most hosts. On listings still under the older split fee, the guest fee is 14.1% to 16.5% of the booking subtotal, as of November 2026. The guide to the Airbnb service fee shows how to tell which one you have.

For the hotel, go to the last screen before payment and read the final amount, taxes included. Do the same on Airbnb. Compare those two figures and nothing else.

Other Costs

Some costs appear on neither checkout screen. NerdWallet’s list is a good place to start, and each item is a question you can answer before you book:

  • Parking. Check whether the hotel charges for it, and whether the rental has a driveway or street parking.
  • Getting around. A downtown hotel may be walkable or have a free airport shuttle. A rental outside town may mean a car.
  • Breakfast. Check whether the hotel includes it.
  • The kitchen. Count what you would spend on restaurants, and what you would cook.
  • Laundry. On a week-long trip, a washer in the rental can stand in for a laundromat.

Put a dollar figure on each one that applies to your trip, and add it to the side it belongs to. Five breakfasts out for two people is a real number. So is a week of hotel parking. A kitchen counts only if someone plans to cook in it.

Cancellation

The refund deadline matters as much as the price if your plans could change. On Airbnb, the host picks the policy, and the standard ones give a full refund until anywhere from 24 hours to 30 days before check-in. Read the policy on the listing and the hotel’s terms at checkout, and compare the dates. The guide to Airbnb cancellation policies covers each window.

Before You Book

  • Count your nights. Divide the cleaning fee by the nightly difference to find the turning point.
  • Count your people. Price the number of hotel rooms the group needs against one house.
  • Compare final amounts. Use the same dates on both, every fee included, taxes added.
  • Add the costs outside the price. Parking, transport, breakfast, groceries, and laundry.
  • Write down the refund deadline. Then keep the receipt. On Airbnb it is under Trips, then Get receipt in Payment info.

The guide to Vrbo vs Airbnb compares how the two booking sites build the price and the refund terms. For three or four generations under one roof, the guide to family reunion vacation rentals sets out the planning order. The guide to booking a vacation rental direct shows how to find a host’s own site and compare its total.

Frequently Asked Questions

Is an Airbnb cheaper than a hotel?

It depends on your nights, your head count, and the fees. Upgraded Points found the Airbnb cheaper in 71 of the 100 largest U.S. cities in May 2024. Its hotel and Airbnb prices were measured differently, so price your own dates.

Why is a one-night Airbnb so expensive?

The cleaning fee is a flat fee per booking, so on a one-night stay all of it falls on that night. NerdWallet’s June 2022 study found a median nightly price of $314 for one-night stays and $213 for seven-night stays.

Is an Airbnb cheaper than a hotel for a large group?

It can be. A group that would fill several hotel rooms can often take one house with one cleaning fee. NerdWallet’s 2022 study found the average six-person Airbnb 33% cheaper than three hotel rooms.

Do hotels have to include resort fees in the price?

Yes. Under the FTC’s fee rule, in effect since May 12, 2025, the total price has to include every mandatory fee. FTC staff give the example of a $199 nightly rate with a mandatory $39 daily resort fee. The resort fee has to be in the total.

Does the Airbnb price include taxes?

Not always before checkout. The price in search includes fees, but depending on where you are, taxes may not appear until checkout. Checkout always shows the full total with fees and taxes.
